QuadReal breaks ground on new purpose-built rental tower in the heart of mid-town Toronto
Team to Deliver 300+ New Rental Suites and Community Benefits
QuadReal Property Group (QuadReal) broke ground today on a new purpose-built rental tower in Toronto’s Davisville community, located at 30 Merton. QuadReal was joined by community and project partners at an event to celebrate the start of construction of a 37-storey rental tower and the future home, in the heart of midtown, for nearly 1,000 new renters. 30 Merton is part of almost 2,000 units of purpose-built rental that QuadReal has under construction and will add to its portfolio of over 10,000 units across Canada. 30 Merton will be managed by QuadReal’s experienced Residential team.

Throughout the design and re-zoning process, QuadReal has been actively engaged with the local councillor, city staff, residents and neighbourhood organizations in a meaningful dialogue about design priorities, community needs and benefits that this development could deliver. To this end QuadReal will be making a sizeable contribution to support local community initiatives and will be including space within the building to allow for neighbourhood-oriented retail.

Reflective of our commitment, we will be making improvements to Al Green Lane and existing connections to the trail. Improvements will include new paving, enhanced lighting, updated wayfinding and signage as well as public art.”
Designed by Sweeny& Co Architects, the 37-storey rental building will feature a range of rental suite layouts and sizes, including a mix of one and two-bedroom layouts. Ten per cent of the suite mix will be three-bedroom layouts. In addition to considering the resident demographics and needs in the area, QuadReal is focused on creating healthy and sustainable places to live. 30 Merton has been designed as an energy efficient building with a focus on a reduction of greenhouse gas emissions, improved air quality and protection of ecological functions built into the design. The team is targeting to achieve Fitwel and Energy Star certifications as well as Toronto Green Standard Tier 2.
With construction now underway, QuadReal anticipates welcoming 30 Merton’s first new residents by the end of 2025.
