QuadReal is using digital tools, data, and AI to help teams work more efficiently and make better decisions as the business evolves.
“We don’t adopt technology because it’s new.” That is how Marcel Marra, Chief Technology Officer, describes a philosophy QuadReal has held since its founding. Today, it continues to influence how the company evaluates every emerging tool, AI included.
Innovation is one of QuadReal’s five values, and Marcel makes clear what that means in practice: the only technology worth investing in is technology that creates real value for the business.
That discipline becomes more important with growth. What started as an $18 billion platform in 2016 has expanded to nearly $100 billion in assets under management, operating across North America, Europe, and Asia Pacific. Technology decisions at that scale must connect to how people work, how decisions get made, and how QuadReal delivers for its clients, tenants, and residents.
Innovation with purpose
One clear example comes from the day-to-day of building operations.
Marcel explains that QuadReal used to work across multiple systems to collect feedback from tenants and residents. Now, information is automatically brought into one place, and teams can respond faster. “When you apply technology in a way that drives real business value,” he says, “and where that technology is adopted by everyone across the company—that is where we move the needle.” The test is whether the tool makes the work better.
At its core, what Marcel describes is a data story: consolidating information, then using it to act more proactively and make better decisions.
Technology that delivers
Real estate is not usually known for leading on technology. Thano Lambrinos, Senior Vice President of Digital Buildings, Experiences and Innovation, knew that when he arrived at QuadReal. What he found was different: an organization with genuine appetite for finding and implementing technologies that deliver measurable value.
That mindset has shaped the investments QuadReal has made, from connected buildings and enterprise platforms to QuadReal+ and QuadReal+ Home, the company’s digital experience apps for tenants and residents. The results of those investments extend across the portfolio: QuadReal’s digital buildings investments have produced $3.6 million in modelled savings, enhanced the tenant experience, and generated verifiable performance data that supports sustainability reporting.
For Thano, the most meaningful outcome is what the technology enables. “Despite our growth, we’re still a people-first organization. We embrace each other’s ideas. We constantly innovate and we’re never standing still.”
Strengthening capability over time
Tamara Lawson, Chief Financial Officer, describes the last decade as “a marathon, not a sprint.”
For her, innovation has been less about technology than about building the right foundation, optimizing it, and continuing to evolve it as QuadReal grows. The team’s focus on continuous improvement has, in her words, resulted in “transforming the financial organization,” and points to data, analytics, and AI as increasingly important to QuadReal’s future.
This sustained focus has helped QuadReal stay in step with a business that has become more complex across geographies and asset classes.
Plan carefully, move quickly
Bobby Chow, Director of Corporate Systems, supports QuadReal’s approach to responsible technology adoption, including the frameworks and training programs the company has built around AI. He describes QuadReal as “a company that plans carefully but moves quickly.” That balance shows up in the way the organization treats emerging tools.
“QuadReal is ahead of the curve in terms of technology and AI,” Bobby says, because people are given the tools to experiment and the structure to use them well. At the centre of that governance is one question: what problem are we trying to solve? Starting there keeps innovation tied to real need and the standard the company sets for itself.
Built for what comes next
Innovation has always been part of QuadReal’s culture. The tools have changed. The scale has expanded. The rationale underneath has stayed constant—does this create real value for the business and the people it serves?
“By investing in our people, strengthening our capabilities, and applying technology in practical ways, we’re building on a strong foundation for the future,” Marcel says. That is how the company has grown over the last 10 years. The same thinking is what drives where it goes next.
