New tenant announced at Xchange Business Park as demand for industrial space grows in Fraser Valley

QuadReal Property Group (QuadReal) and Hungerford Properties are pleased to announce a new lease agreement at Xchange Business Park, the largest industrial business park development in Abbotsford. White Cap, a national distributor of specialty construction supplies and safety products for professional contractors, has signed on for approximately 35,000 square feet at 30300 Brookside Ave, with operations expected to begin early 2027.

This lease adds further momentum to Xchange Business Park as a key employment and logistics hub in the Fraser Valley. The tenants’ operations are expected to create local jobs in the industrial and logistics sector and support regional economic growth.

“Abbotsford is entering an exciting chapter of growth, and we’re proud to be part of that momentum. Our distribution center at Xchange Business Park strengthens our ability to serve professional contractors across the Fraser Valley and beyond. As infrastructure expands and investment flows into the region, we look forward to working closely with local partners, including the City of Abbotsford, to support the area’s economic development and contribute to its long-term success,” said Adam Kliewer, General Manager, White Cap Canada.

“Welcoming another strong tenant to Xchange reinforces the vision we set for this project—to create a modern, connected hub for industry in the Fraser Valley,” said Jeff Rank, Senior Vice President, Leasing at QuadReal. “This is a significant step in the continued transformation of the site and a reflection of growing demand for high-quality industrial space in the region.”

Xchange Business Park is a 140-acre master-planned industrial development with 11 buildings at full buildout. With this lease underway, the team is also pleased to announce that construction has started on Building 11, the fourth building to be developed on-site. This continues the project’s phased development strategy to meet ongoing demand.

“This lease highlights the increasing interest in well-located, flexible industrial space,” said Andrew Hungerford, Partner at Hungerford Properties. “We’re proud to partner with organizations that support regional economic activity and look forward to continuing to deliver high-performing, thoughtfully designed buildings across B.C.”
