Seaforth Land and QuadReal’s Transformation of Mid-Century Modern Space House Secures Two New Lettings for Landmark Covent Garden Building

Developer Seaforth Land and global real estate investment company QuadReal Property Group (QuadReal) have secured two new lettings at Space House, the 260,000 sq ft Grade II listed mid-century modern office tower located in Covent Garden.

Software company Blackline has signed a lease for the 7th floor of the block, spanning 8,066 sq ft. The company’s decision was heavily influenced by Space House’s exceptional amenity offerings, particularly the building’s 5,000 sq ft rooftop terrace and club lounge located just one floor above, which will allow Blackline to seamlessly host events and meetings.

In addition, a prominent FTSE 250 company has taken the 6th floor, which comprises 8,093 sq ft on a 10-year lease. Craig Hinvest of real estate agency Lambert Smith Hampton explained the company’s decision:

The club lounge and rooftop terrace will be a real asset to their business and staff wellbeing. The recent lettings underscore the demand for high-quality office space designed to support businesses in attracting and retaining the best talent. In addition to these first two leasing commitments, there is 148,000 sq ft of tenant demand currently in the space planning process across the property.

QuadReal, Seaforth Land and Atelier Capital Partners acquired Space House in 2018 and assembled an award-winning team including architects Squire & Partners, and engineering firms Atelier Ten and Pell Frischmann. The vision was to embrace the unique interior and exterior architecture and authentic period materials, and then to elevate the customer experience through the highest quality finishes, building technologies and amenities.

Originally built in 1968 and designed by George Marsh and Richard Seifert, Space House stands as one of the finest examples of Mid-Century Modern Brutalism architecture in London. The building has undergone extensive redevelopment to create a characterful net zero carbon, BREEAM Outstanding experiential office space.

Space House comprises two buildings: The Tower, Covent Garden’s tallest tower at 17 floors; and The Block, which is connected to the tower at floors 1,2, and 3 and which is home to the Space House club lounge on the top floor. Typical floors in The Tower are 10,300sf and column free and in The Block are 8,000sf with a single row of columns while the connected floors are approx. 20,000sf per floor- each with private patios. Thanks to the building’s setting in a conservation area, the Tower’s top 10 floors offer extraordinary and preserve 360-degree views of London.

Key new features of the building include:  

  • A new Sky Loft, an exclusive 17th floor office penthouse for a single tenant looking for between 26,000 and 46,000sf of uninterrupted 360 views capped with a top floor wrap-around terrace of 3,600 sq ft 
  • At the top of the block is a new 8th floor to serve as a members-style Clubhouse for occupiers of Space House with a 5,000 sq ft rooftop terrace and bar, with views of the Tower’s striking architecture on one side, and Lincoln’s Inn Fields, London’s largest garden square, on the other.  
  • The basement of the building has been transformed from a storage facility to a double height event space.  
  • No less than 200 underground car parking spaces have been replaced with market-leading facilities for cyclists including 605 bike spaces and 62 showers. 

Sensitive restoration has been combined with cutting edge design and technology to improve both health and well-being while significantly reducing operational carbon. In a London-first for a prime office building, Space House has an automated window system connected to a weather station and algorithm that will take advantage of night cooling during summer months, by opening the windows and “thermally loading” the interior structure thus reducing the need to run air conditioning in the summer months.

The completed and modernised Space House is fully electric and net zero carbon, and has achieved WiredScore Platinum, Fitwel and BREEAM Outstanding ratings – one of the first listed office buildings to do so.
