QuadReal expands global real estate debt platform into Europe

QuadReal is accelerating the growth of its global real estate debt business, with Europe representing the next major chapter for the platform. In a recent PERE interview, Prashant Raj, President, Global Debt, and Derek Richter, Senior Vice President, UK Debt Investments, discussed how the firm’s long-term capital, balance-sheet flexibility and disciplined underwriting are shaping its expansion.

A scaled platform with global ambitions

QuadReal launched its direct origination debt program in 2021 with a portfolio of approximately $6 billion. Today, the platform stands at $15.4 billion. Over the last five years, it has completed more than $17 billion of investments while receiving approximately $12 billion in repayments, including $4.9 billion of originations in 2025.

That growth established a strong North American foundation. QuadReal is now applying the same disciplined approach in Europe, supported by an initial $3.5 billion allocation for the region and the flexibility to deploy more as opportunities emerge.

Building from the UK into continental Europe

Since announcing its European real estate credit strategy in October 2025, QuadReal has closed £275 million across five loans. The first phase focused on establishing a direct lending presence in the UK. The team is now broadening its reach into Ireland and continental Europe.

The expansion will be deliberate and market-by-market. QuadReal can draw on existing investment and research capabilities in Europe while also exploring joint ventures with experienced local partners. That combination of global capital and on-the-ground expertise is intended to deepen market access without compromising underwriting discipline.

Why QuadReal’s capital is differentiated

QuadReal’s debt platform invests from its own balance sheet and does not depend on back leverage to complete transactions. This gives the team the flexibility to hold loans, respond through market cycles and focus on opportunities where the risk and return are appropriately aligned.

For borrowers and partners, this can translate into a stable source of capital, certainty of execution and a relationship-led mindset. QuadReal typically provides three- to five-year floating-rate financing and can invest across senior, stretch senior and subordinated positions where the structure and risk profile fit its convictions.

Focused where capital can have the greatest impact

Rather than competing across every segment of the market, QuadReal is targeting areas where its capital is most useful. This includes development and transitional opportunities, as well as select subordinated financing for stabilized assets. The team has also identified the €50 million to €80 million loan segment as an area where borrowers may be underserved by traditional lenders.

Sector priorities carry forward from QuadReal’s broader real estate expertise. They include built-to-rent, purpose-built student accommodation, industrial and logistics, and self storage. The team is also evaluating opportunities in purpose-built medical office and data centres where the structure, tenant quality and delivery risks align with its investment thesis.

A disciplined approach to long-term growth

Competition in European real estate credit remains significant. QuadReal’s approach is therefore grounded in selectivity: understanding the risk in each transaction, ensuring the return compensates for that risk, and remaining prepared to move as relative value shifts across markets, sectors and the capital stack.

The expansion also reflects a broader shift toward income-oriented real estate strategies. With alternative lenders playing an increasingly established role alongside banks and insurance companies, QuadReal sees meaningful room for continued growth in private real estate credit, and for patient institutional capital to support borrowers through changing market conditions.
